We conducted a thorough audit of financial records and reviewed existing contracts to identify inefficiencies and areas for improvement. We explored opportunities to increase revenue from common areas, such as carpark fees and rental income. We extended the contract for carpark and carpark collection services to enhance revenue generation.

Problems

We assumed management after the developer-appointed managing agent’s two-year tenure. During this period, the developer negligently failed to address the property’s defects within the mandated one-year Defect Liability Period (DLP). Additionally, we encountered significant encroachment issues, where some owners/tenants were illegally occupying or using common areas.

Solutions

We advised the Management Corporation Strata Title (MCST) to appoint a legal expert to pursue legal action against the developer to rectify the defects. To address encroachment issues, we collaborated with the Singapore Civil Defence Force (SCDF) to ensure safety

What We Achieved

Successfully resolved MCST lawsuit, resulting in a $2.3 million settlement in cash and work value.
